We help investors build cash flow rental property portfolios.  Traditionally these properties are rented out on an annual basis. The past few years have brought a new way for investors to generate income.  The short-term or vacation rental property are very popular in our area of the Gulf Coast.

Short Term Rentals

The short term rental (STR).  Unlike long term rentals, there are many rules and regulations to figure out to make sure you are buying a legal property.  We offer guidance to help select a STR that can be successful.  While the returns are much better than a traditional rental, there can also be much more work. Many people will hire a property manager, but some will self manage. With a background in finance we can help investors make wise investment decisions.

These properties are typically condos on the beach or single family homes in other areas on the barrier islands. Other good areas are within a few miles of the coast on the mainland.

Of course beachside has the greatest draw.  Siesta Key, Anna Maria Island, Manasota Key, St Pete Beach, Treasure Island, Madeira Beach & Indian Rocks Beach are the main beach destination.  Some other desirable areas are Sarasota, Bradenton, Punta Gorda and Port Charlotte.

STR Zoned Areas 

Most realtors are not familiar with the rules & regulations of short term rentals in our area.  We are extremely knowledgeable in the areas and buildings. Where single family, multifamily and condos are and are not allowed. Many times the listing agent and seller will not know and tell us information that we know to be false.

Long Term Rentals

The best long term rental investment properties are typically single family homes.  Our core focus areas are Sarasota, St Petersburg, Bradenton and Tampa. In addition to the income we are looking for long term appreciation. We target average priced homes in good neighborhoods with good schools.  
For those seasoned income investors, duplexes and triplexes are available in our area and can generate excellent cash flow. We can also help locate and navigate transactions for 8 and even 24 unit multifamily properties. 

Once we help find and close the property we can assist in placing a tenant with a 12 month lease in the property.  We take care of the entire process of vetting a quality tenant.
